Tested system not cooling for the whole home. Tested from thermostats. Found the zoning unwired for the unit. Customer has had water from the bathroom overflow into the ducts and indoor unit that has caused major damage to the electrical components. There is rust presence in the system, damaged evaporator coil, and damage to heat exchanger. The system outside (condenser) is also taking a hit to the compressor by being contaminated, damage has allowed moisture into the refrigerant lines. This is evident due to burnt oil/refrigerant in the system, over amp Ing (high power draw) from the compressor and fan motor especially on start up of the system. The unit is also very noisy and the pressures are extremely high on the unit even though the unit is struggling to cool. Also, the zoning system not being hooked up is causing the unit to work extremely hard and struggle because the system is not set up to work without zoning. Customer has 28 y/o Comfortmaker furnace matched with 22 y/o Trane AC that operates for upper level. System was not cooling due to very dirty media filter. During inspection, noticed that system has no form of water protection. Blower wheel is very dirty. Blower motor is in decline. Run capacitor is weak. Pressure levels were fair. Condenser electrical components are good. Condenser coils are dirty. Informed customer of findings.
