Blue Tube Ultra Violet Lights installed on upstairs and downstairs equipment.

3 system Homecare. Flushed and pumped drains, tested condensate pumps, cleaned flame sensors, changed filters. Checked static pressures, delta t. Checked units in both heat and cool. Checked electrical components and safeties. Checked refrigerant pressures. Found weak capacitors on outdoor equipment for carriage house and upstairs. All outdoor coils dirty. Main floor has single wall flue pipe. Carriage house lacks wet switch and UV bulb needs replacing. Main floor and upstairs lack IAQ.

Full system changeout and zoning

Newley installed shower had grout in the drain line, ran chain machine and drain snake 25 feet in and vacuumed any reachable grout. Vacuumed building debris in the shower pan and verified proper drain flow.

I replaced two customer supplied ceiling fans in the downstairs bedroom and upstairs bedroom left of the stairs

Replace under cabinet lights, install batteries in smoke alarms

Home owner had an ejector pump that has a unique design that has digital water level sensor. Seems like this newer technology has intermittent problems sending signals to discharge waste. Recommend use of standard float switch that is most effective until this model is more proven. Did notice a fern do adapter used on the discharge side which has a leak on it at times of discharge. We left options for this. At this time pump is working. We did replace a leaking hose bib for the front. Once it was installed it was leak checked with no leaks present. Replace 2 pole GFCI breaker in panel for pool room heater. **additional troubleshooting may be necessary** Tested pool heater circuit after breaker replacement and set thermostat on wall heater to low setting.

Replaced upstairs toilet with a new customer provided American Standard Champion unit. Customer already had previous toilet removed prior to technicians arrival. A new water stop valve, braided toilet supply line, wax ring and toilet bolts were also installed. Water was turned back on to the home and air bled from the plumbing system. All work completed was checked for leaks and proper functionality. Toilet was sealed to the floor with clear caulking. Cleaned up work area.

I was called out to Betty’s house to replace the heat exchanger, install the missing SAS sensor for the zoning, and to clean the ac. We spoke about possibly installing an ecobee upstairs with a smart sensor to better heat/cool the room above the garage.

Performed 2 system homecare. Flushed upstairs drain line with gallons of water. I Checked customer provided media filters. Checked strip heat and refrigerant levels on the basement system. Basement system had unreliable flood protection (advised the homeowner). Ran systems and verified that both hvac systems were operating at the end of service call. Customer had me install a water safety relay on the basement system. I tested it and verified that the relay was functioning properly.

Completed 1 system home care. Changed filter. Checked blower wheel and evaporator coil both are clean. Strip heater is working properly. Checked capacitor and Contactor both are good. Condenser coil is clean. Refrigerant levels are normal. Drain line is broken at the wall outside. Rerouted drain line to vent stack on attic.

Based on our findings today, it might be time to think about getting a brand new system. System was low on charge. Compressor start up amps are higher than recommended. Could hear bearings on outdoor fan motor going bad and causing high pitch noise. System also I lacking any advanced water safety.
