Arrived for a no cool. Home has a ameristar split system that we found very low on refrigerant, among other issues. We thoroughly inspected and tested all functions during heat and cooling. There were multiple mechanical concerns and performance concerns. I drafted estimates to address the concerns we spoke about, and Mrs. Neill opted to have somebody on to discuss replacement options tomorrow morning. There are some plumbing and electrical concerns she may need addressed going forward and once the system is made operational, she expressed interest in becoming a member of our home care plan. Call complete.

We got called to this residence to a problem pertaining to the washing machine drain line. Upon inspection the washer drain hose was dirty and pushed very far in. We unhooked the cold side from the washer and put it in the drain line to test to see if there was a clog. and didn’t notice a clog. The clog was most likely caused by the drain hose being pushed to far down the drain line and blocking the hvac from draining properly. We cleaned the drain hose, ran a tub gun down both the washer and hvac lines cleaning any left over gunk. Then we zip tied the hose so I would not drop further. Tested to make sure it was still clear then cleaned up and tested for leaks. For the garbage disposal the reset button was tripped and there was a plastic measuring spoon stuck inside. Removed the spoon and tested the garbage disposal. Everything worked well.

Performed 1 system cooling diagnostics. I found a failed thermostat that was burnt and shorted out. I found that the contactor and capacitor on the outdoor units wires had melted and were arch together (contactor and capacitor). I also found that the txv bulb on the indoor unit was not mounted properly and was loose; threw off the refrigerant pressures. With the homeowners permission I properly mounted the txv bulb, replaced the failed contactor, outdoor capacitor and thermostat. I ran the system after the repairs and adjusted the refrigerant levels. The outdoor unit is approx 13 years old and the homeowner told me that he was not willing to consider replacing the hvac/AC system at the beginning of the service call and only wanted repair estimates. Following the homeowners wishes I only did the repairs necessary to get the system up and running and to address the issues that I found at the time of service call. Replaced customer supplied kitchen faucet and cold side straight stop. Turned water back on and tested to ensure proper function.

Install new water heater due to old age and gas control valve going out on water heater. tested and checked for leaks.

Install outlet for sump pump in crawl space, install dual function breaker for GFCI protection

Came in for a no cooling maintenance. When I got there noice ac running but compressor wasn’t not on. Check all electrical component, found condenser fan very corroded and over working. Proceeded to check the indoor system, notice sing of biological growth inside evaporator and also of dust and debris stuck on coil from dirty ductwork causing system to over working and compressor failure due to air flow issues. For this job, we worked on replacing 2 aluminum lines in the main electrical panel. 1 for a sub panel and another for an AC Unit.

Install light fixture in master bathroom

The bare minimum basic repairs to get the system running today. Based on our findings today, it might be time to think about getting a brand new system. After completing evaluation of the system, found that the outdoor unit was still running without any thermostat command contactor was stocked ON, making condensing unit to freeze up along with evaporated coil. Also found zoning damper stock closed for upstairs and partially open for downstairs Compressor is pulling high amperage, this is a single stage air-conditioning with a two zoning system, recommended to upgrade to a multiple multiple stage system with a variable speed blower.

Swapped out 10 breakers and installed 2 surge protectors

Replace dual function breaker for dishwasher,kitchen outlets, breakfast install surge protection, and we siliconed around meter as a courtesy. I identified mismatched breaker in the pool panel where the installer modified the breaker to get it to fit in the panel. This caused the plastic holding the breaker in to break due to them not fitting properly.

I performed a safety inspection. I replaced four old ch safety breakers that had failed and installed a whole home surge protector in main panel. I sealed the meter housing with silicone as a courtesy.

The home has 2, 12 year old carrier split systems. Client had little to no concerns with performance other than some airflow imbalances for the downstairs. Customer provided filters that we replaced for each indoor unit. I thoroughly cleaned, tested and inspected both systems inside and out to ensure they were safe and operating within manufacture specifications. After a brief tour of the home I began by cycling unit in heating and cooling. During that time I flushed both drains lines/condensation pumps. I pulled blowers and inspected heat exchangers and evaporator coils. upon completion we discovered that both systems had breached heat exchangers, there is no flood protection for either system and the upstairs system was underperforming in cooling. I created estimates for each system and as we began closing out, they had to jump on a work call so I was unable to go in depth with what the systems needed. He also has a cottage wit

Fullsytem

Performed routine maintenance on existing Rinnai RL75i tankless water heater. Descaled heat exchanger, pulled blower motor and cleaned dust and debris from the fins, and also sanded carbon buildup off of flame rods and sensors. Cleaned all inlet water filters and checked for proper gas pressures. Verified unit is running properly with no further error codes. Advised client that if issue persists we will need to completely pull the burner and attempt to deep clean the heat exchanger and burner assembly.

Check systems for homecare and found both outdoor systems/coils needed to be cleaned and found no indoor air quality products to help Keep the air and systems cleaner.

Arrived to address elevated humidity issues in the home. It’s a new build (2020) with a 3 ton single stage heat pump for a 2story 2500 sq ft home. They had indoor humidity readings of 75 at the downstairs thermostat. After some digging I found their fresh air intake was on and pulling in outside air when the fan was engaged. I shut that off and checked the systems operations. There was no flood protection, system was undersized and we only had a 15 degree temp split with 0 degrees of sub cooling and 21 degrees of superheat. The main filter was clean but the fresh air intake filter was very dirty and obstructed. They complained about airflow imbalances but told me they plan to move next year and don’t want to throw money at any of the issues. The thermostat has a dehumidification mode but there is no dehumidifier in home/system. The fresh air vent was also pulling in air from the backyard above a grassy area that collects water. Install a ceiling fan from scratch in the bedroom

Today we returned to install basic digital thermostat for basement heat pump. Upstairs system had biological growth in the indoor coil and was remediated and indoor coils were cleaned. The upstairs system did not have any water safety in case of condensation backing up and installed a water safety switch that cuts off the system if it detects water in the pan. Installed UV bulb inside the air handler to prevent biological growth from forming. Replaced upstairs indoor blower motor.
